B&D Project Distribution Center

Challenge

B&D Holdings, a privately held industrial real estate development firm, required MSK's services for the development of an approximately 5,000 sf warehouse building of dedicated office space on an existing industrially zoned property with frontage on Lakeview Road and Route 60 in the Town of Pomfret, in the County of Chautauqua, NY.

Solution

Our design team provided conceptual site designs, 65% permit drawings, 85% design development docs, construction plan documents, and construction administration services. As part of the scope, we coordinated with municipal, county, and state agencies to determine all applicable local permitting requirements including wastewater and stormwater permitting, local and land use permitting, and preparation of a NY SWPPP.

We engaged the services of a private contractor to excavate test pits in order to perform site testing for the proposed stormwater and wastewater systems. As part of the scope, we prepared a drainage and grading plan and water and sewer layouts in order to develop the conceptual site plan. We also provided final construction documents, drawings, and specifications indicating the scope, extent, and character of the work to be delivered by the contracted architects.

Results

The Distribution Center was completed in 2024 and is fully operational.
