Challenge

MSK was retained by Schiff Properties and Marker Construction Group to provide survey, geotechnical, traffic, site civil engineering, and permitting services for a property at 108 Northside Drive (VT Route 7A) in Bennington, VT.

Solution

The project involved demolishing an existing building and constructing two new ones: a 2,400 sf Chipotle and a 2,325 sf Starbucks, each with dedicated drive-throughs, sidewalks, parking, utilities, lighting, drainage, signage, and other site features. MSK conducted a preliminary evaluation of alternative design and construction approaches, including cost, constructability, procurement, and scheduling. We performed an existing conditions survey (collecting topographic, building, utility, and stormwater data) to inform demolition and site plans. Boundary and subdivision plans were developed and filed with the Town of Bennington.

An environmental scientist flagged wetlands along the Walloomsac River for the existing conditions plan. Our regulatory team handled all wastewater, stormwater (9020/9050), and local permitting, and regularly attended Town of Bennington DRB meetings. We prepared site layout, utility, grading, drainage, and construction detail plans for permit submission. The conceptual site layout identified pavement reconstruction, grading, stormwater management, and restoration areas. Our geotechnical team provided utility locating, field investigations, borings, and analysis. MSK also managed all construction administration, including bidding, contract oversight, and coordination of specifications.

Results

Construction is complete, and the Starbucks and Chipotle have been open and fully operational for business since July 2024.
