Overview
Tri State Federal Credit Union, based in Hoosick Falls, NY, purchased a 1.22-acre undeveloped parcel near downtown Bennington. The credit union planned a new branch with a driveway, drive-through lane, parking lot with 15 spaces, and 3,080-s.f. building designed by Goldstone Architecture, our sister company.
Challenge
The project was to take place within the town’s Flood Overlay Hazard District, which triggered a special set of permitting requirements. The project team needed to address these requirements early on in order to keep the project on schedule.
Solution
To secure a local permit from the Town of Bennington, MSK worked closely with the town and the Agency of Natural Resources to show that the proposed project would be reasonably safe from flooding. Based on MSK’s site development drawings, the Town of Bennington issued a local permit in summer 2017 authorizing the project to proceed.
MSK’s designed municipal water and wastewater tie-ins for the new building and obtained town approval for both allocation requests, and we secured a Wastewater and Potable Water Supply permit. In addition, we developed a stormwater management plan for the site. Our survey staff submitted a flood elevation certificate to the State of Vermont, and in 2018 we received a stream alteration permit, which authorized the construction of a stormwater outlet and riprap stabilization on the streambank. The project was completed in 2018.
